Here's why I ask, I just bought this motor this weekend and it runs like a top but the paint is flaking off the lower unit and it's corroded underneath. I am just curious as to why it's doing this I was under the assumption that the anodes were supposed to prevent this and they are pretty pitted. I believe it was run is salt water because it came from Florida but I have not seen any issues in functionality thus far.

Your fisrt pic. Above the cavitation plate at about the end of the prop. See that little silver looking square.....that is the anode on that motor.
 
I have the same year model motor in the 30 hp variety and it is doing the same thing.

How often are those anodes supposed to be replaced?

If you are in salt at least once a year - they might look OK but when you compare the weight of the new to the old you will see why they should be changed out often
